F.A.Q - The Overview
The RealVitalize program provides home sellers with home improvement resources during
the listing period, with no upfront costs or interest fees.
Angi offers the nation's largest network of pre-screened, homeowner-rated home service
professionals. They connect sellers with top-rated local pros to ensure they are getting the
best service provider to get the job done right
RealVitalize is available nationwide, except in Rhode Island, Delaware, North Dakota, South
Dakota, and Louisiana. It cannot be used to prospect for new listings in New Jersey.
All residential property types qualify for RealVitalize as long as they have an active listing
agreement with an agent affiliated with a participating Anywhere brand (or applicable
affiliate), with the exception of land properties or any property that is in foreclosure,
forebearance, bank-owned, short sale or where the seller is in bankruptcy.
NOTE: New construction residential properties can utilize RealVitalize for staging only.
There is no program fee for RealVitalize to the seller or the agent. All services are billed to Anywhere and the seller pays back only the project cost to Realogy from the settlement funds
at closing - with no hidden fees, interest charges, or markups.*

No. RealVitalize is focused on creating a simple experience for home sellers by providing home improvement services with no upfront or hidden fees, or liens on the property.
A seller's RealVitalize budget is equivalent to the list-side commission of the home's list price, with a brokerage maximum of $50,000.
As an example, if the list price of the home is $500k and the list-side commission rate is 3%, the budget would be $15k.
If a seller wants to invest in services above the budgeted fund availability, there are
two options:
• The seller can choose to increase their list-side commission rate with their agent,
increasing their budgeted amount to be high enough to cover the full project
• The seller can pay Angi directly for the overage amount. However, they will need to
follow Angi's terms of payment and cannot wait to pay until closing.
Before Angi begins any work, the price will be clearly communicated and the seller will have the chance to review any quote before work is performed-if the seller disagrees with he price, the seller or agent can work with the dedicated Angi Project Consultant to find a
different provider or change the scope of the work. A seller can walk away before completing renovations with no fees, as long as work has not begun.
Even if a seller enrolls in RealVitalize but decides later they are no longer interested in using Angi services, there are no costs, fees or financial obligations. A seller must be enrolled and approved in the program before a service provider can be sent out to estimate
the project work.
Home services bids are free and without commitment. Please note: staging services could be an exception based on specific stagers if design work has been completed at the seller's request, and there could be an applicable fee. This would be explained by the
RealVitalize Project Consultant prior to costs being incurred.
In markets where the seller controls selection of the title company, there is a requirement to utilize RTG title and escrow services in effort to simplify project cost repayment processing at closing.
RealVitalize's team of project consultants is centrally located and positioned as advocates
to help agents get quality work done on listings in preparation for sale. The agent's
RealVitalize Project Consultant will help source qualified, top-rated and local service
professionals to complete the desired work. They also support agents by coordinating
estimates and work completion that best suit the agent's and seller's schedule. The Project
Consultant is the agent's partner to ensure seller satisfaction with the work that is
completed on their home.
Angi has a rigorous screening process for its service providers, including background checks and licensing requirements. Angi providers are all local professionals, selected for having high customer ratings and experience
Generally, no, but some may be the same. Vendors who agree to participate in RealVitalize agree to different, additional terms and conditions - including to receive payment from Angi instead of the customer.
All vendors must be vetted through the Angi screening processes and agree to RealVitalize participation terms. Agents can recommend their preferred service providers be added to the provider list of professional services by completing the
Vendor Submission Form. Angi does assess a per-project fee for vendors that participate in the program, which
serves as a marketing and referral fee for the quality job leads shared with the vendors.
NOTE: Contractor approval into the RealVitalize network is not instant, as the screening process is detailed. Leave time for onboarding delays. If agents have a vendor they
would like to work with in this program, please proactively enroll the vendor and begin the onboarding process before they have a listing so the vendor will be onboarded when the seller is ready.
Agents can use RealVitalize to renovate their personal property. We'll provide a standard 3% budget for the listing, even if the actual list-side commission is higher.
· We do need a copy of the active Listing Agreement, though we understand that it
might not reflect a 3% commission
· On the Participation Agreement, please include the commission as stated on the
Listing Agreement. The commission percentages must match
· During the online enrollment, please indicate a list side commission of 3%
NOTE: An agent cannot be their own vendor on their personal property.
RealVitalize can assist with any non-structural project. This includes large renovations or just the final touch-up services that makes a home show-ready. If the agent is not sure if a service would be covered, we encourage them to enroll the
listing and RealVitalize will send someone out to assess the work at no obligation. Angi has expert providers for almost any home service, and most would be covered in the
RealVitalize program. Examples of frequently requested services include:
* Up to 3 months of storage is available. Domestic moving in the United States is covered.
All transactions must be completed before closing.
Services that are not included with RealVitalize are projects deemed structural. These are remodels that affect the overall square footage or integrity of the home, including:
• Staging
• Landscaping
• Carpeting and Flooring
• Cleaning
• Moving and Storage*
• Painting
• Room Renovations
• Plumbing
• Electrical Repairs
• Building new walls or tearing down
existing walls
• Building an addition to a home
• Adding an entirely new roof
• Digging an in-ground pool
Our partners at Angi offer a valuable "Happiness Guarantee": if the sellers are not entirely happy with the quality of work done, Angi will make it right at no additional cost to the agent or the sellers.
F.A.Q - The Process
An agent works with the seller to determine if a RealVitalize project would benefit their home sale. Then, after enrollment in RealVitalize, a dedicated RealVitalize Project Consultant handles all the coordination of selecting and coordinating vendor services,
start to finish. All services will be billed to Realogy and recouped from the client at closing with no hidden fees, interest charges or markups.*

The seller is always required to be under an active listing agreement with their participating agent to sell the property. The property can be held as an exclusive listing or withheld from the local listing service while work is being completed. Once work is complete, the property must be listed for sale on the listing service. If the listing agreement is canceled or expires without renewal, the home seller will be responsible for paying an amount equal to the value of services that were undertaken during the contract period.
The RealVitalize Project Consultant will work with the agents and / or sellers to schedule service appointments that fit their schedules. Each project timeline varies and is based
on scope of work.
No. The list of RealVitalize vendors is continuously growing. Once the seller is enrolled in RealVitalize, the RealVitalize Project Consultant team can discuss specific inquiries about a vendor's participation.
The RealVitalize Participation Agreement is between the seller and RealVitalize LLC, and requires signature from both parties to participate in RealVitalize. The agent is not bound by the contract, nor signs the RealVitalize Participation Agreement. Signature authorization for the RealVitalize Participation Agreement can only be provided by a member of the RealVitalize team.
For Anywhere Brokerage Group (Coldwell Banker Realty and Corcoran Company) locations, office managers and other field leaders are not authorized to approve or sign the Participation Agreement.
For Anywhere Brands' Affiliated Brokers, the Broker will be required to also sign the agreement in order to enroll the listing.

Agents can help the seller decide which services would have an impact on their home sale.
Agents must submit 1) the Listing Agreement and 2) signed Participation Agreement into the RealVitalize Online Enrollment Platform and internal listings management system, as applicable.
Once enrolled in RealVitalize, the RealVitalize Project Consultant will work directly with the seller or the agent, based on seller preference.
Agents must complete a "Change in Listing Status" online form once the house is under contract or preparing for close.

The home seller is responsible for repaying RealVitalize for all of the approved work paid
for by the RealVitalize Program from the net proceeds of the property at closing.
Additionally, the seller agrees to pay RealVitalize directly within 15 days if any of the
following scenarios occur:
• If the net proceeds are insufficient to repay the program payments in full*
• If the listing agreement is cancelled, expires without renewal, or otherwise terminated
• If 12 months elapse from first project completion date
* If for any reason the net proceeds are insufficient to repay RealVitalize in full, the entire
net proceeds shall be paid to RealVitalize at closing and the seller will remain liable to
promptly repay the balance at closing.
In all markets, our Realogy Title Group operations team works closely with Angi to know
what projects have been completed on the agent's listing daily.
Upon receiving a scheduled closing date, agents will complete the Change of Listing
Status Form, accessible here, to provide the details of closing.
The Realogy Title Group team will work with the listing agent and the closing agent to
deliver the notice of payment for the amount due.
